Be Show-Ready! A Quick & Easy Checklist for Sellers

A Quick & Easy Checklist for Sellers to Use Before Every Showing

You (and your real estate agent) have spent weeks (or months) getting your home ready to list for sale. You (or your agent) has likely invested in a home stager to help de-personalize, de-clutter, and broaden your home's appeal to attract buyers. Professional photos have been taken, and your home has never looked better! Then it finally gets listed on the MLS and countless other sites for all to see.

As the requests for showings start to flood in, keep in mind that you only have one chance to make a first impression on prospective buyers. That's why it's incredibly important to have your home "show-ready" at all times. Organization is key in making sure you stay ahead of showings so your home can truly shine and ultimately lead you to a successful and quick sale.

Here are a few easy and quick ways to make sure you are putting your best foot forward as a seller every time you have a showing:

Dust & Sweep Quickly

  • Vacuum/sweep the kitchen, bathrooms and entryway. Use a towel or sponge to clean any visible spots.

Countertops Should Shine

  • All counters in the kitchen and baths should SPARKLE! Remove any clutter - small appliances, knick-knacks, and stuff like toothbrushes, hairbrushes, and medications should be stored.

Make Your Bed and Fluff Those Pillows

  • All beds in the home should be made - consider updating your bedding if it looks worn or dated. Make sure to fluff throw pillows or replace with colorful new ones.

Remove Trash and Pet Supplies

  • All trash cans need to be emptied or make sure to spray disinfectant or Febreze to cut down on odors. Have a special area designated for all things pet-related - food, litter box, beds, toys, etc.

Vacuum Carpets

  • Run the vacuum over carpets and rugs to fluff them up - focus mostly on the entry way and living room as these areas often provide a buyer with their first impression on a home's cleanliness.

Bring in the Sunlight

  • Dark homes do NOT show well. Turn on lights, and open drapes/blinds to bring in natural light. Make sure your windows are clean and smudge free.

Load the Dishwasher and Washer & Dryer

  • Clear dishes off the counter and out of the sink by loading the dishwasher (just don't run the cycle if it'll be running during the showing). Clothes should be picked up and either placed in a hamper or loaded into the washer.

Work from Front to Back

  • Pick up every room, and make sure the front door, porch and patio are looking their best. Work from the front of the home to the furthest bedroom, picking up everything off the floor and counter surfaces as you go. Collect all these loose odds and ends in a basket if in a time crunch.
